Following the redevelopment of the former Pavilions shopping centre, TTG were responsible for the creation of a new flagship store, providing 158,800ft² net retail floor space – a Guinness World Record. Local influences from the city were used throughout the store’s design and new facilities included three cafes, a hair beauty and nail salon, and barber’s shop. The latest Primark store in Italy opened mid July 2017 provides 49,000ft² Retail floor space over two floors from a total footprint of c 66,000ft². The store is the first in Italy to reflect the latest design standards of polished concrete floors, open soffits and exposed services combined with the retail perimeter system coordinating the latest Tone of Voice graphics. The store is part of the new Adigeo shopping centre located south of Verona’s historic centre.
The store is located in the southern extension of the existing I Gigli shopping centres located at Prato Est, a suburb of Florence. The store provides over 53,000ft² of Retail floor space on a single level from a total footprint of c 72,000ft². This store took the design evolution of Primark’s Aqualite standards a step further from the Brescia unit. The store completed and opened in June 2017.
TTG worked for 8 years from initial inception studies to completion of this comprehensive redevelopment by the Landlord which included the store closure to facilitate demolition and reconstruction of the site. We undertook and led the liaison and monitoring role of the Landlord Shell design and construction works throughout as well as the resultant fit-out of the new ‘Super Up-market’ neighbourhood Express store which opened Nov 2016.
New Unit, Weston Lock, Bath
Following completion of the M&S store on the same retail park, British Land is looking to maximise the development potential of the remainder of the site. This proposal looks at rationalising the existing McDonald’s drive-thru access and parking and creating a new 2,150ft² retail unit on the A36 Lower Bristol Road to improve the on street identity of the park and create a new direct pedestrian link into the park for local customers.
Weston Lock, Bath
TTG worked directly with British Land’s asset department to determine how best to improve the existing Weston Lock Retail Park in Bath. The first phase, completed in April 2016, was the creation of a new 12,000ft² M&S Foodhall. This was achieved with the downsizing of the existing PC World tenancy and refurbishment and extension of the existing building and reorganising of on-site servicing arrangements to create a new home for M&S.
Kingston Centre, Milton Keynes
British Land asked ttg architects to consider a comprehensive and long term strategic overhaul of the entire Kingston Centre site to better serve the Milton Keynes Eastern Expansion as a district centre. A new masterplan study was carried out which reorganised and reoriented the site and access road systems and redesigned the car parking to free up area to create over 100,000ft² of new and additional retail and leisure space.
Offices, Chalton Street, Euston
Comprising two buildings of Victorian and Interwar heritage, originally the factory/HQ of Connolly Leather. With two street frontages in Euston, the proposal retains and refurbs the Chalton Street properties and provides new build on Churchway. Arranged over five floors, totalling over 20,000ft² office accommodation, the scheme incorporates a roof garden on Chalton Street overlooking the British Library and a courtyard roof garden on the proposed link block.
Kingston Centre, Milton Keynes
In 2014, British Land launched a nationwide programme to improve and brand their retail park holdings; included in the portfolio was the Kingston Centre in Milton Keynes and a masterplan was prepared. Phase I of works was the upgrade and recladding of the existing retail units and planning consent was granted in 2015.
Located at the opposite end of an IKEA developed Centre to this store provides over 43,000ft² of Retail floor space over a single level from a total footprint of c 59,000ft². This store was the first in Italy to adopt the new perimeter merchandising system that had been developed from the US store development programme. The store completed and opened in December 2016.
Primark’s first store in Italy opening in mid-April 2016 provides over 55,000ft² of Retail floor space over two floors from a total footprint of c 72,000ft². The store anchors the eastern end of the new shopping centre developed on the former Alfa Romeo site.
The Primark store, which opened in the summer of 2016, provides 61,000ft² net sales area on two levels in this popular retail park to the south-west of Leicester. The design included six large external illuminated signs to give the new store as much visual prominence as possible.
The second Primark store in the US opened in Nov 2015 located within the King of Prussia shopping centre. One of the largest and most iconic malls in the US. Created via a horizontal sub-division of a former Sears Anchor store the unit provides c 80,000 sq.ft of retail space with c 75,000ft² at mall level. This store was utilised to prototype a number of new design initiatives for the Primark brand.
The new store in the heart of Boston trades across four levels with a net sales area in excess of 75,000ft2 The building originally designed and built for the former Filene’s department store first opened in September 1912.
The store is a Flagship design incorporating many new design concepts and features.
Fit out of a new retail park store to provide 60,000ft2 of net retail floor space. The store developed a number of back of house initiatives as a progression of previous projects at Bexhill and Sevenoaks.
Fit-out of an empty ground floor shell unit of around 2,670ft² to provide the first retail London showroom for Original Style, the Exeter-based tile company, at 91 St John Street, London EC1. The space has been designed to showcase the company’s enormous range of porcelain, ceramic, stone, mosaic and glass products, including the display of 906 individual tile samples along one wall.
Fit-out of a new retail park store to provide 36,000 sqft of net retail floor space. The store includes a number of trial initiatives, developed with M&S to both the sales area and back of house facilities.
A comprehensive redevelopment of an existing three storey retail unit fronting Rose Square in the town centre, to provide 41,000 ft² of new net retail floor space. The site is located in the Canterbury Conservation Area and adjacent to the World Heritage Site of Canterbury Cathedral.
Refurbishment of an old leatherworks adjacent Euston Station for a private landlord, to create new studio offices suitable for media companies. Currently at Pre-App, works will begin in the Autumn for completion in Spring 2015.
This new 20,000ft² retail terrace of 6No A3 restaurants opened in January 2014 at British Lands’ Kingston Centre in Milton Keynes. This development is part of British Lands ongoing reinvigoration of the Centre.
Proposals for the upgrade, refurbishment and improvement of British Lands Retail Park in Milton Keynes Eastern expansion area. Currently in development, works are programmed to commence in Spring 2015.

Beaumont Leys – Proposals for upgrading the pedestrian realm of a 1980’s district shopping centre for British Land. Works include new glazed canopies, upgrading of pedestrian routes and a new event space in Buttercross Square.
Appointed by Aberdeen Asset Management to implement a comprehensive refurbishment of this former B&Q warehouse. Our role involved concept design, planning and Tenant coordination stages including preparing a building fabric energy assessment to satisfy the LA’s on-site sustainability credentials.
Initially appointed for the alteration and refurbishment of this building for ABF, TTG then completed the Architectural duties for the fit-out of this new 15,000 sq.ft sales area convenience store.
